We work buildings the way a manager needs them worked: scheduled by stack, documented by unit, with one point of contact and one set of photographs per address. Lakefront high rises and courtyard buildings share stacked dryer exhaust risers that clog well above the unit, somewhere no tenant can reach. Cleaning one unit at a time will never fix that. Cleaning the riser will.

In a stacked building every unit on a line pushes lint into the same vertical duct. The blockage forms above the units, so a resident can clean their own eight feet every year and change nothing. Managers usually find out when a unit reports a dryer that will not dry, or when the fire inspector asks for records. Both are avoidable with a scheduled riser cleaning and a file that proves it happened.
Dryer exhaust risers and unit runs. Common area and corridor ductwork. Laundry rooms and shared laundromat exhaust. Make up air. Trash chute cleaning. Turnover cleanings between tenants. Post renovation cleanups, because drywall dust from a teardown or a gut rehab settles into the supply trunk and comes back out of the registers for months. Common area carpet is available as a paired service.
We schedule per stack and give residents notice. Technicians arrive in uniform with photo identification. Red runners and shoe covers go into every unit. You get a single contact who reports to you, not to twelve owners. We use no subcontractors. If a resident is not home, the unit is logged and rescheduled rather than skipped quietly.
